Central Kelowna

Downtown, Pandosy and Capri-Landmark on the valley floor, plus the hill in the middle of it all — the walkable quarter of a city that is otherwise built for driving.

The City Centre has been rebuilt upward since 2015 and now holds the tallest buildings between Vancouver and Calgary; Pandosy, immediately south of it, is the older high street with the hospital, Okanagan College and the best beach access on the east shore; Capri-Landmark is the office and mall district in the middle, an Urban Centre in the 2040 plan and the largest concentration of office floorspace in the Interior. Dilworth Mountain is the odd one out — a detached hillside subdivision sitting between all three.

This is the only part of Kelowna where not owning a car is a real option rather than a hardship, and it is also where the apartment stock is. Three things to check: the strata's age and depreciation report, since a lot of the older Pandosy and downtown stock is 1970s and 1980s construction; whether the building fronts Harvey Avenue, which is Highway 97 and carries the traffic to prove it; and what is approved next door, because the 2040 plan directs most of the city's growth into exactly these blocks.
