Town of Oakville · Halton Region · Ontario

Understand Oakville before you commit to an address

Oakville is 214,000 people and still legally a town, on the lake between Mississauga and Burlington, with a preserved harbour village, a Ford assembly plant, and the highest benchmark price of any municipality in Halton. The figures here come from two tables measured the same way in all 24 municipalities around Toronto: the board's own price index and the province's own tax return. The rent is a Toronto-wide figure rather than a local one, because nobody surveys rents municipality by municipality here.

What buying in Oakville actually involves

Old Oakville around the harbour and the postwar and post-2000 subdivisions north of the QEW are two markets with one name, and the gap between them is larger than the gap between many municipalities in this layer. A town-wide benchmark describes neither.

Halton Region levies less than most of its neighbours and Oakville's own levy is the larger share of the bill here, which is the reverse of the arrangement in Peel and York. It is one of the reasons Halton's total rates sit below Durham's throughout this table.

Check these before you commit

  • Which side of the QEW and which side of Trafalgar the address is on, because both lines matter to price
  • For harbour-area property, whether it is in a heritage conservation district
  • The specific GO station and its parking, since Oakville and Bronte are different commutes
  • Sixteen Mile Creek and Bronte Creek flood regulation where relevant

The rent shown on these pages is CMHC's Toronto CMA average rather than a figure for this municipality, because the survey's zones are not municipal boundaries. It is marked as regional everywhere it appears and it is not a comparison between the places in this layer.

03, Where the numbers come from

Sourced, dated, and separated from the guesswork

The calculators open with real Oakville figures: the benchmark price, market rents, the property tax rate this city actually levies: each one cited and stamped with the period it describes. Every one of them is an editable input, because a figure that describes the whole city rarely describes your purchase.

Forward-looking rates are a different kind of number. Appreciation, rent inflation and investment returns are assumptions, not facts, and they are labelled that way wherever they appear. Read the research and sourcing methodology for how the line is drawn.
