Uptown and the center city

3 neighborhoods in the two square miles where Charlotte is actually dense. Uptown is four numbered wards inside a highway loop — a business district that has spent twenty years acquiring residents, and now has around thirty thousand of them. South End is the old textile-mill belt along the rail line, rebuilt since 2007 into the largest concentration of new apartments in the Carolinas. Dilworth, laid out in 1891 at the end of the city's first streetcar line, is the bungalow neighborhood both of them were built to imitate.

This is the only part of Charlotte where not owning a car is a normal choice rather than an eccentric one, and it is worth being precise about how small that area is: it means the Blue Line corridor and the Rail Trail beside it, and very little else. Three things to check before committing. Whether the building is a condominium with an HOA that covers the structure's insurance, because North Carolina premiums have risen 9% in each of the last two years. Whether it sits in a local historic district — Dilworth and Fourth Ward both are, and the Historic District Commission has real authority over what you may do to a façade. And what the property is assessed at against what you would pay for it, because Mecklenburg revalues on 1 January 2027 and the center city is where the gap is widest.
